When a client visits charlotteproperty.com (or remax.com), views a property and registers, they create a lead. The lead is randomly assigned to an agent who listed the viewed property’s zip code in their user profile.
If they have requested information that you need to respond to, they are a HOT lead.
If they are only browsing, they are an ACTIVITY lead.
Hot leads stay in your system for 4 hours. The timer runs 9am to 6pm.
Activity leads stay in your system for 24 hours. The timer runs the whole day.
Why you still miss leads before 24 (or even 4 hours) have elapsed.
If the original offer is not picked up by the original agent, the lead is re-offered to four agents who then compete for the lead on a first come first served basis.
You may get notification of a re-offered lead only to have another agent snatch it away in minutes because they have Instant Acceptance and you don’t (read the previous article for more information).
Leads You Create Are ALWAYS Yours
If a visitor comes directly to your site (like by going through www.stormiesellscharlotte.com for Stormie Benfield) and registers then that lead is yours forever. There is no timer, no worry of another agent getting the re-offer. The only concern is a potential client wasting away from lack of attention because you only check your email once a month.
