Enhancing your listings through LeadStreet and other Internet Portals
The everyday saying in real estate is “listings get you leads”. It is more important than ever that you utilize the listings you have to gather leads, establish a search niche, and reach back out to existing clients. The purpose of this article is to show you how to control your property’s online presence, illustrate how RE/MAX Executive Realty does its best to ensure each property inquiry goes to the listing agent, and what you can do to extend your reach across the internet.
Enhancing your listing on LeadStreet
LeadsStreet is remax.com’s presentation of your listing to the world. Whether you like or dislike the system, it is in your best interest to present your listing to the best of your capability.
1.) Make sure your listings are tied to you via LeadStreet by inputing your CMLS Agent ID#.
- This is addressed in a former blog article (Tech Bits Vol. 1).
- Look for the section labeled “LeadStreet Account Setup 101).
2.) Access your listings through LeadStreet’s listing manager and turn off automatic updates.
- In LeadStreet, mouse over the “Listings” menu item and select “Search Listings”.
- Click the search button in the top right corner to see all your listings below.
- Find the property you want to enhance and click the edit button on the row to the far right.
(this is what the edit button looks like) - Once you click edit, scroll 2/3 down the property’s page and select “Update Only Price and Status” from the drop down menu called “MLS Sync Method”
- Click “Save & Continue” at the top of the page.
3.) Replace the CMLS photo downloads with larger photos (and additional photos).
- Click on the “”Brochure” tab at the top of the property.
- At the bottom of the brochure page are the photos that were imported from CMLS, delete them by clicking the trash can icon next to each picture.
- Click the “Add Listing Images” link on the right of the listing images section.
- You can upload 5 images at a time but there isn’t a limit on how many times you can upload.
- Click save and continue.
4.) Replace the virtual tour link.
- The VT link imported from TEMPO is non-branded. RE/MAX, however, allows you to use branded tours on their system. If you have a link to a branded tour, put it here. If you don’t have a branded tour, see the postlets.com section below.
- Click save and continue
5.) Schedule any open houses.
- From the brochure page, click the “Create Open House” link in the top left under “actions”.
- Click the icon next to the “Listing” field and find the property that will be open.
- Schedule the start and end dates.
- Write a description.
- Click save and continue
Using other sources to post and display your listings
RE/MAX Executive Realty, as a member of CMLS, has benefited from a partnership with ListHub.net. Every listing of ours is posted to ListHub’s syndication list and, if a lead is generated through their entire syndication system, we’ve worked hard to ensure it goes to the listing property’s agent. Known exceptions to leads will be dealt with at the end and we ask agents to test the system as much as possible.
Email and Craig’s List Distribution
We recommend using postlets.com to create a single listing website if you don’t already have one. The postlets plus program creates a 5 page single listing website for as little as $2 per listing. The postlet can be renewed indefinitely for no additional charge.
Once you create the postlet, you can enter the web address of it into your virtual tour link on LeadStreet. Postlets also has an automated craigs list poster that is one of the best in the industry.
